The house

A house that grew, ten rooms at a time.

We bought this land in 2016, moved out of Bangalore in 2018, and opened the first four rooms in 2020 — three weeks before the lockdown. Six more rooms went in over the next three years, each with the door hung by the same carpenter. Cheeni cooks the family food she grew up eating in Kannur; Prakash drives the pickup from Madikeri; our nine-year-old enforces the no-phones-at-meals rule. It is a small house and we like it that way.

What guests ask us most.

How do we get to Ten Rooms?

Five hours by road from Bangalore, four from Mangalore, and eight from Kochi. We recommend the Bangalore route on Friday afternoon and the Mangalore route on Sunday evening — the traffic is kinder in that direction. We run a pickup from Madikeri (₹2,500) and from either airport (₹9,000 from Bangalore, ₹6,500 from Mangalore).

Do you accept children?

Yes, above age six. There is no separate kids’ menu; children eat what the adults eat. We do not have a play area, a pool for children, or babysitting — but there is a garden, a small library, and a house rule that phones stay in rooms at meals, which most children respond to well.

What is the meal plan?

Rates include breakfast (8 am) and dinner (8 pm). Lunch is available on request; we ask that you tell us at breakfast so Cheeni can plan. The kitchen is South Indian home cooking — Kannur, Coorg, and a bit of Palakkad. Vegetarians are well cared for; jain thalis are available with 24 hours’ notice; we cannot do vegan on short notice.

Is there Wi-Fi and phone signal?

Wi-Fi in every room, reliable enough for calls, patchy enough that email works better. Cellular signal is intermittent — good for Jio, uneven for Airtel, poor for Vi. Most guests find themselves reading more and refreshing less within twenty-four hours.

Can we book the whole property?

Yes — buyouts start at ₹1,25,000 per night for the full ten rooms, three-night minimum, October to March only. We have done family reunions, small weddings (up to 40 guests), writer retreats, and one product launch. Ask about a menu and we will write one with you.
