The Agency
The Address is a two-partner firm in Bandra West that has been transacting residential since 2016. We work by referral and by returning clients. Every listing we take on is walked, photographed, and floor-planned by one of the partners — usually Aditya. We do not have a portal, we do not run open houses, and we do not send you flats that do not match your brief. Nine years in, our repeat-client rate is 71%.

We do not publish full details on the site. Once you send a brief — budget, area, timeline, ready-to-move vs under-construction — we send a matched dossier of three to six flats by email within 24 hours. This is deliberate: sellers pay for discretion, and buyers get a shorter list.
Every under-construction or newly built property we transact carries a valid Maharashtra / Karnataka / Delhi RERA number, which we quote in the first dossier. Resale flats older than the RERA cut-off are diligenced against society records, the last chain of sale deeds, and encumbrance certificates.
About 40% of our sale-side clients are NRI. We handle POA drafting with your solicitor, TDS coordination at 20% + surcharge for the buyer, repatriation certificates, and remote registration where the sub-registrar permits. All correspondence stays on email for audit purposes.
From listing to registration, our median timeline over the last two years is 63 days. Faster if the buyer has funds ready and the society allows an accelerated NOC; slower if the title chain has a gap that needs a rectification deed. We give a realistic timeline in writing at the start.
We focus on residential — apartments, standalone bungalows, farmhouses, and restored heritage flats. For commercial, land, and industrial we refer to two partner firms we know well. Ask us and we will introduce.
